Process Overview:

 
For over twenty years Environmental Artists (EA) has successfully completed over 500 upscale residential projects.  Environmental Artist's aesthetic influence on your project will be noteworthy and substantial.

 
Step 1 Conceptual Design  The EA Conceptual Design study allows interaction of thoughts and ideas between the client and nationally renowned designer and EA founder Jeffrey Hennig.  Mr. Hennig will carry his unique visions to a conceptual sketch, which when finalized will be converted to a color rendering and associated Preliminary Cost Study.  This initial phase outlines the basis for the project program, style, and budget authorization.


Step 2  Design Development   The Design Development phase allows for a detailed functional and budgetary look of the previously completed Conceptual Design. Working drawings and construction documents allow for accurate interpretation between the designer and craftsman, usually working out many of the issues prior to actual construction.  Design Development will feature selection of materials and colors, review of city ordinances, development of site engineering specifications (drainage, grading, etc.),  and detailed cost analysis that will match client authorization.

 
Step 3 Construction   Because of the high level of aesthetic interpretation, it is our preference to design and build our concepts. Our team, bringing over 22 years of degreed landscape garden building experience, has an intuitive understanding of the nuance involved in  the making of an Environmental Artists project.  Once the design has been fully developed and costs estimated, the construction phase will begin.  EA is known for it's high quality, cutting edge, no shortcut construction that is designed to last for years and backed up by a full warranty.

Fee Structure Overview:

Conceptual Design: These fees typically range between $2,000 – $20,000 depending on the scope of the Conceptual Design study. 

Design Development and Construction Fees:

1- Time and Materials (or Cost Plus)  Each EA job is a unique one-of-a-kind work of art that may include highly complex or never been done before construction.   Depending on the scope and complexity of the project, under the T&M format, we will invoice the client based on our actual incurred costs plus a specified profit mark-up.  Construction Rates and Fees can be supplied upon request.

 2- Lump Sum  If a client prefers cost certainty, EA can quote the project at a fixed lump sum price which will include construction contingency fees.

Under either method, EA requires a 10% retainer draw (based on the authorized budget) to cover up-front Material and Design Development costs.
